UnitVault runs a small independent self-storage facility — self-storage management software with no per-unit monthly fee. A color-coded visual site map, a per-tenant ledger with automatic monthly billing and late fees, a fully configurable lien-timeline tracker with ready-to-print notice letters, an auction module, and a waitlist that auto-matches the moment a unit frees up.

There is no account, no cloud, no server and no internet connection anywhere in this app. Every record lives in one file on your own PC — or, if you choose, inside a folder your own OneDrive or Google Drive desktop app already syncs, so an owner and an on-site manager on two different computers can share the same facility. UnitVault never talks to Google's or Microsoft's cloud APIs itself — it just reads and writes ordinary files, and whichever sync client you already have does the rest.

A REAL-TIME, COLOR-CODED SITE MAP

• Every unit shown as vacant, occupied, delinquent, reserved, out of service, or in the auction process — computed live from the actual lease and ledger, never a stored flag that can go stale
• Mix indoor units with outdoor vehicle, RV, and boat parking on the same map, each unit type with its own base rate

BILLING THAT RUNS ITSELF

• Monthly rent charges post automatically on each tenant's own due date
• Log cash, check, or card-handled-elsewhere payments and watch the running balance update

AN AUCTION MODULE THAT DOES THE MATH

• Mark a unit for auction, then record the buyer and winning bid
• The bid is applied to the tenant's balance automatically — a bid larger than the balance is tracked as a surplus owed back to the tenant; a bid smaller than the balance leaves the correct remainder still owed

SCHEDULED RATE INCREASES, HANDLED CORRECTLY

• Set an increase percentage and a trigger month at move-in
• UnitVault enforces your configured minimum notice period before the new rate can actually take effect, and flags a notice that went out too late so the effective date shifts out to protect the tenant's notice period
• Generates the advance notice letter as a PDF

EVERYTHING ELSE A SMALL FACILITY NEEDS

• A document vault per tenant — signed lease, ID scan, insurance certificate — linked as local files, no OCR, no AI, no uploads

NOTHING IS EVER SENT AUTOMATICALLY

Every notice letter — late, lien, auction, rate increase — generates as a PDF for you to review, print, or attach to your own email. UnitVault has no email-sending or SMS-sending feature of any kind.

SAFE ON A SHARED, SYNCED FOLDER

Point your data folder at a OneDrive or Google Drive synced folder for real multi-device access, and UnitVault protects it automatically: a lock file so two devices never silently overwrite each other, a staleness check that warns you if the file changed elsewhere since you last closed cleanly, and rolling backups kept before every save.

COMPLETELY OFFLINE

UnitVault makes no network connections of any kind. There is no subscription, no analytics, no telemetry and no advertising. Everything you enter stays on your own PC, or in a cloud-sync folder you chose yourself.
